How to Qualify for Bank Financing

Through the 40 years, Camella has worked to make quality homes affordable and available to Filipinos the easiest possible way. Following are basic and important details a buyer should know about owning his/her home of choice in Camella thru Bank Financing.

BANK FINANCING is a financing scheme where part of the Total Contract Price of the property you are buying will be loaned to the developer’s accredited bank. The property itself will be the collateral for the housing loan.

In order for you to qualify for Bank Financing, you must first meet the following criterias:

BANK QUALIFICATIONS:

  1. Buyer must be at least 21 years old upon loan application and must NOT be more than 65 years old upon loan maturity (for locally employed); not more than 60 years old upon loan maturity for OFW/immigrants.
  2. Buyer/spouse must NOT have any history of cancelled credit card or unpaid loan from any financial institution.
  3. Buyer/spouse must NOT have any pending legal case.
  4. Buyer must meet the gross monthly income requirement.
  5. Buyer is able provide Proof of Income Requirements (i.e. COEC, ITR, latest payslips and job contract for OFW).

Note: If Buyer/spouse fail to meet any of the above qualifications, buyer may still avail this home thru IN-HOUSE FINANCING.

12. For OFW Members: EC/Emplyment Contract supported by English translation if written in foreigh language
and Certificate of Income duly certified by the employer.
13. For Self Employed: ITR and Audited Financial Statements and OR of tax payment from the Bank, DTI Registration.
and Mayor’s Permit.
14. SPA or Special Power of Atty duly notarized by Philippine Embassy (if working abroad)
15. Proof of Billing (water, electric, telephone, statements of Accounts or Certification of Landlord if Renting)

***Must have no existing Housing loan or any Pag- ibig foreclosed property loan
***Monthly amortization must not exceed from the 35% total gross salary of the borrower
***Combined Salary of either Husband and Wife, Brothers and Sisters, or Parents.
***Principal must not exceed from 65years old upon loan application and payment
should not exceed up to 70years of age.
